You'll produce: A public-sector strategy note — a site or district brief, the economic rationale, delivery options, and stakeholder considerations.
You'll produce: A market intelligence dashboard — a data pipeline, geospatial layers, indicators, and a decision-ready view.
Curriculum
Framing the Study
Before any data is gathered, a market study must be anchored to a decision. This module establishes the terms of reference, defines the catchment, and sets scope so every later step earns its place.
Supply Mapping
Supply is the most observable side of a market and the place to build hard evidence. This module teaches you to inventory existing, under-construction, and planned stock, and to discount announced supply with discipline.
Demand Analysis
Demand is the hardest side to see and the easiest to overstate. This module contrasts top-down and bottom-up estimation, teaches you to reconcile them when they diverge, and sizes demand at a specific price point.
Pricing, Absorption & Benchmarking
Price and pace are two dials on the same machine. This module teaches competitive benchmarking, the gap between asking and transacted prices, the price/pace trade-off, and how to estimate absorption as a defensible range with a downside.
Primary Research & Triangulation
When published data is thin, you generate your own and cross-check relentlessly. This module covers broker interviews, surveys, triangulating weak data, and documenting sources so the final study is evidence over assertion.
Cycle, Timing and Forecast
Where the market is in its cycle, how far ahead a study can credibly project, what a forecast has to contain to be useful, and how to keep a study alive after it is delivered.
